Our process

Building at this level is not simply a construction process — it is an act of careful stewardship. The homes Ivy designs and builds are intended to serve their owners beautifully for decades, and that requires a depth of involvement that begins long before ground is broken.

Our process is fully integrated by design. Rather than coordinating between an architect here, a contractor there, and a designer somewhere in between, Ivy holds every thread from the beginning. It is how we protect the integrity of the vision, the efficiency of the timeline, and the value of the investment.

The three phases

I. Pre-Construction

A good project begins with good decisions made early. We work alongside our clients to establish a clear financial framework, identify and evaluate land, and develop a project strategy that is both ambitious and grounded. This phase sets the conditions for everything that follows.

II. Design & Planning

III. Construction & Delivery

We build what we design, and we hold ourselves to the standard we set at the beginning. Our construction management process is rigorous — with quality control, scheduling, and cost oversight managed directly by our team. Projects are delivered, not merely completed.
